Sealcoating protects asphalt from sunlight, water penetration, chemicals and everyday wear. For most properties, sealcoating every two to three years is the single most cost-effective maintenance decision available. It slows the surface raveling and micro-cracking caused by New Jersey freeze-thaw cycles, delaying the far larger expense of resurfacing or full replacement.
